“Prior to the COVID-19 pandemic and associated social distancing restrictions, our in-house team regularly hosted events such as weekly fitness and yoga classes and conceived new and exciting ways to celebrate residents’ individuality and help create a sense of unity among all,” said Song, who noted that past events have included Diwali celebrations, Chinese New Year lunar dance performances, Passover and Easter celebrations, curated wine tastings, pop-up art galleries, children’s read-alongs, visits by Disney characters and more. “While our focus since the outbreak has been on taking the added steps necessary to keep our residents safe and healthy during this uncertain time, we will continue to find ways to build community that are enjoyed by all.”

Community at the Forefront

Located in downtown Jersey City, 235 Grand, developed by KRE Group and Ironstate Development Co., features a collection of 549 thoughtfully designed residences complemented by an elevated suite of indoor and outdoor amenities. The striking, 46-story building helps define the Jersey City skyline and offers residents dramatic views of Manhattan, New York Harbor and the Statue of Liberty.

Outside, 235 Grand’s location near the Hudson River waterfront places residents just steps from an array of exciting lifestyle needs and services. The building offers proximity to NY Waterway and the Grove Street PATH Station with service to Lower and Midtown Manhattan, while the nearby Newark Avenue Pedestrian Plaza — Jersey City’s Restaurant Row — bustles with food, cocktails, rooftop bars and outdoor community events.

But along with these amenities, 235 Grand’s developers also are committed to creating a positive social environment for residents.

“We’ve always developed our buildings with a focus on community at the forefront and design our amenity spaces around KRE’s event programming,” said Jonathan Kushner, president of KRE Group. “At 235 Grand, we’ve hosted monthly community celebrations like ‘Friendsgiving,’ summer luaus, and Oktoberfest gatherings complete with craft beer tastings with local partners, while smaller weekly events have included live musical performances, greeting cardmaking classes, succulent classes and book clubs.” In addition to offering standard fitness classes every week in all of its properties, he added, “many of our residents start their own group meet-ups within the building as well.  We’re creating a well-rounded lifestyle for residents that encourages interaction among neighbors and connects them with the community at large.”

Community in the Age of Coronavirus

“When the COVID-19 pandemic hit, requiring people to social distance and forcing the closure of all building amenities, KRE Group immediately started thinking of a way to offset the circumstances,” Kushner said. “In March, we launched ‘KRE Live,’  a virtual space powered by Zoom that provides a robust calendar of online social, fitness, entertainment and educational classes, demonstrations, talks and other livestreams in real time and at no cost to aid the public in practicing social distancing throughout the crisis,” said Kushner, who added that KRE, through KRE Live, also has engaged the local business community in bringing their services and expertise to residents who can no longer visit in person.

“These are unchartered waters for all of us,” Kushner said, “but once we put all of the necessary measures in place to keep our residents and staff as safe as possible, we began thinking of ways that could improve their quality of life during this restrictive period. KRE Live allows them to enjoy many of the activities they’ve been missing, while also increasing exposure and building new audiences for so many local businesses and individuals who are dealing with temporary shutdowns.”

Creative measures designed to foster a sense of community also have been put in place at Roseland’s luxurious collection of Gold Coast developments in Weehawken, West New York and Jersey City. According to Deidre Crockett, chief administrative officer, Mack-Cali and Roseland, “now more than ever we want our residents to know that our top priority is keeping them safe and healthy during these uncertain times and to ensure that they feel part of a community that offers them lifestyle amenities and services they can access safely without leaving their homes. This is reflected in the extra measures we’ve put in place, from doubling our cleaning crews to arranging package delivery to their doors and limiting the amount of foot traffic in our buildings.”

Amid a “new normal” that’s forcing developers to find new ways to bridge connections between people, “Roseland has always placed a huge emphasis on providing services to our residents that help them engage with other tenants in the building and the larger Roseland community, and we’re now doing that virtually through the creation of the ‘Roseland Events’ website,” Crockett said.  “Our team worked quickly to develop this resource, which offers tenants access to online classes and events that run the gamut from cooking and mixology to yoga, guided meditations, virtual events like comedy shows and pajama parties for kids and much more. The site is designed to help ease the burden of isolation and serve as a tool to keep our residents engaged and active from the safety and comfort of their own homes.”

These efforts haven’t been lost on residents.

According to Dean Bilyew, who purchased a condo at Nine on the Hudson with partner Paul Specht, “we’ve met a lot of new friends here because of the community’s amenities and planned social gatherings, and they’ve done a great job of covering the gamut of themes, from a WorldPride celebration to a variety of cultural and family events. It’s a very inclusive feel and everyone really gets along.

“We’ve been to most of the events and more often than not, people continued socializing in the amenity space after the official gatherings were over or even invited other residents back to their apartments,” Bilyew said. “It’s a true community.”
