Starbucks In Essex County Will Relocate To Less Crowded Location - Livingston, NJ Patch

ESSEX COUNTY, NJ — A plan to relocate a Starbucks Coffee shop from one end of a West Caldwell shopping center to the other were approved by the Zoning Board of Adjustment last week, according to a report in The Progress.

The June 9 meeting agenda for the Zoning Board explains, "The applicant proposes to reconfigure the existing drive-up area and install signage and menu boards to serve the proposed 55-seat fast-food restaurant."

The move will allow the Starbucks to leave the "crowded" corner (pictured above) and reopen in a vacated bank building close to Bloomfield Avenue, the news article said.

The Zoning Board agenda says that the application required a D(3) conditional use variance because: "Drive thru lanes are not permitted in the front yard, parking is not permitted in the front yard, drive-up windows are not permitted to face the front yard, only one wall sign is permitted whereas six are proposed, proposed directional signage exceeds the maximum permitted sign area and sign height, and menu boards and product display boards are proposed within the front yard without landscape screening from public view."

Also, "Bulk variances are requested for maximum lot coverage, wall signage not being centered within the tenant façade, and maximum height of wall signage."
