Listing of the Day
Location: East Cape of Los Cabos, Mexico
Price: $22.5 million
This beachfront casita with its own private pool and spa stands on the East Cape of the Baja Peninsula, a more remote and wild area compared to its buzzing neighbor Cabo San Lucas
The home, called Casita 6, is part of the Four Seasons Resort and Residences Los Cabos, within the 1,500-acre Costa Palmas resort. It’s the last home available “in one section of our Four Seasons villa neighborhood and it’s the last casita available,” said Michael Radovan, managing director of sales, Costa Palmas. The other five have sold.
“You’re steps from the water,” he added. “You’re walking straight out to the Sea of Cortez and the water is dead flat.”
The beachfront casita has its own private pool and spa.

“I’m looking at it now and there is not a ripple in the water and it’s probably 80 degrees and that’s true for nine to nine-and-a-half months of the year,” Radovan said. “That’s rare in Cabo. There are no rocks and no riptide here.”
The two-story house, which is being sold furnished, sits between the Four Seasons Hotel and the Costa Palmas Beach and Yacht Club, Radovan said. “Walk 30 seconds one way and you’re at the hotel and one or two minutes the other way and you’re at the beach club, so you have a lot of amenities.”
Residents have access to everything in the hotel as if they were guests, he said. “There are 110 things to do here. It’s a very active community on the water.”
The resort residences have primarily attracted families, he added. “When people buy or build a home here, they’re thinking about their kids and grandkids.”

The main level of Casita 6 features two en-suite bedrooms, a large den/TV room, an eat-in kitchen with both banquette and island seating, an open courtyard, an open-plan living room with seating and dining areas and glass sliders that open to the patio, pool deck and 55-foot-long pool with a spa, he said. “And then you’re on the sand.”
The second floor holds a seating area/den and four en-suite bedrooms, including the primary. It features a private deck and runs the entire width of the casita, facing out to the ocean and pool area.
When not in use by the owner, the casita can go into the resort’s rental program, getting $25,000 to $30,000 a night, “and demand is super strong,” Radovan said. “At the very low end in the off season, it would still get $15,000 a night.”
When fully built out, Four Seasons will have 250 branded residences in Costa Palmas, he said.

Neighborhood Notes
East Cape is 100 kilometers from the tip of Baja, Radovan said. “The trick to that is that it’s 100 kilometers from the Pacific Ocean, which is what creates all of the turbulence at the tip of Baja. The water here is free of turbulence and it’s warm.”
Costa Palmas is 45 minutes from the Los Cabos International Airport, according to the listing.
